For example; you may have an old barn on your land, and you wish to make a "few bob" by converting it into a "des. Res." that many would give their "hard earned" to buy off you.
However, before you outlay your own "hard earned" on new bricks and mortar, you should consider the fact that planning permission has to be sought off your local authority. If you choose not to, then you may wish to firstly consider the penalties you may face under the Town and Country Planning Act 1990 i.e. such an infringement of the law is a criminal offence and carries with it a maximum fine of £20,000 on summary conviction in the Magistrates Court, or an unlimited fine in the Crown Court.
You could choose to live in the barn for four years and then claim a Certificate of Lawful Use, but youre not the "son of a carpenter" and miracles such as that rarely happen, as sure as "eggs are eggs" one of your neighbours will inform the Council that youre removing the horses bridles and installing a toilet, bath, kitchen, king size double bed and probably Sky television and then "youll be in trouble".
