Access Statement for Hills Cottage

Introduction

Hills Cottage is a flint and brick semi-detached House adjoining a thatched house in the rural village of West Ashling which is part of the South Downs National Park. Approach to the Cottage is from Down Street which has light traffic due to the small population of the village. 
  
Pre-Arrival

 
There is a detailed website, with diagrams of the floor / room layouts and pictures of all the rooms. 
 Bookings / enquiries can be made directly from the website via email, fax, telephone, or by letter.
 All guests are provided with written directions to the reach the cottage.
 The nearest bus stop is at the front of the cottage - 10m away.
 The nearest train station (Bosham) is 1.5 miles away.
 The nearest RADAR toilet is on Bosham Lane Public Car Park.

Arrival & Car Parking Facilities

 
There is a car park at the rear of the property for two cars with space for turning around.
 Car park and drive is level aggregate which is flat and even.

 The entrance is reached from the car park via a stepping stone path across the lawn which is level and 10 metres away.
 The parking area and entrance are illuminated by floodlights at night.

 
Main Entrance & Reception

 
The main entrance is the rear door being the most convenient way from the car park. The front door may also be used which leads to the road (Down Street), there is a footpath on the opposite side of the road.
 The rear door is 80cm x 170cm with hinges on the right and keyhole 105cm high.
 The front door is 84cm x 184cm with hinges on the left and keyhole 95cm high.
 The keys for these doors are issued to the guests on arrival.
 The rear door opens into the utility room and the kitchen door immediately on the left which is 80cm x 181cm with hinges on the left and door latch 130cm high.

 
Hall, Stairs, Landing, Corridors etc

 From the kitchen there is a large Hall with Front Door and stairway to first floor. The stairway is 75cm wide and has 12 stairs with handrail at 80cm to landing measuring 84cm x 195cm.
 There is 1.8m x 2.8m clear space, carpeted with short pile 80% wool carpet.
 

 
Dining Room & Lounge

 The door from the kitchen to the dining room is 74cm x 196cm the floor is vinyl tiles.
 Pine dining table measures 84cm wide x 138cm long. There are 6 dining chairs (moveable) with free space between table and wall at least 80cm.
 The door from the dining room to the lounge is 74cm x 196cm the floor is carpeted in short pile wool carpet.
 Lounge furniture is moveable with one leather 3 seat sofa and 2 armchairs.
 There is 1.30m x 2.0m free space clear of furniture.
 There is remote controlled LCD TV with teletext, digital radio and DVD / CD player.

 

Laundry

 
There is a Utility room with front loading washing machine 60cm x 58cm and 86cm high.
 Above the washing machine is a front loading tumble dryer 50cm x 46cm and is 154cm high for the floor.
 The Utility room also contains a butler sink 60cm x 46cm and 83cm high.
 There is a storage shelf on the opposite wall at 124cm high.
 There is a door 66cm wide x 198cm high to a toilet and hand basin.

 Door 77cm wide x 177cm high - hinged on the right. Carpeted with short pile 80% wool carpet.
 There is a pine slated double bed 164cm wide x 210cm long with a coil spring mattress.
 All bedding is Egyptian cotton or percale with non feather duvet and pillows.
 The space to the left of the bed is 88cm wide.
 The space to the right of the bed is 64cm.
 The main room light has a switch at the door. There are separate reading lamps on tables by the side of the each bed.

 Bedroom 2

 Door 74cm wide x 178cm high - hinged on the right. Carpeted with short pile 80% wool carpet.
 There are two single beds 92cm wide x 190cm long with coil spring mattress.
 All bedding is Egyptian cotton or percale with non feather pillows and wool blankets.
 The space between the two bed is 102cm wide.
 The main room light has a switch at the door. There are two separate reading lamps on a chest of drawers by each side of the beds.

 Bedroom 3

 Door 74cm wide x 178cm high - hinged on the left. Carpeted with a light brown, short pile 80% wool carpet.
 There are two single beds 94cm wide x 196cm long with coil spring mattress.
 All bedding is Egyptian cotton or percale with non feather pillows and wool blankets.
 The space between the two bed is 100cm wide.
 The main room light has a switch at the door. There are two separate reading lamps with a pull switch above each of the beds.

 

Bathrooms

Ground floor toilet
 This is accessed from the Utility room, the door being adjacent to the butler sink.
 Door 66cm wide by 198cm high. The locking handle is at 90cm high.
 The toilet seat is 42cm high - the space to the right is 18cm and to the left 23cm. The hand basin height is 82cm.
 

Main bathroom (upstairs)

 Door 74cm wide by 178cm high.
 Toilet seat height is 42cm.
 Distance to the left of the toilet is 30cm. 
 Distance to the right of the toilet is 50cm. 
 Hand basin height is 84cm.
 Shower bath height 59cm, length 160cm and 70cm wide.
 Free floor space 180cm x 230cm.
 An electric power shower is available over bath.
 The shower bath has a shower curtain with handrails at both ends of the bath. 
 The room has a wall mounted heated towel rail. 
 The floor surface is vinyl floor tiles.
 There is an electric shaver point at 188cm height.
 There is a wall mounted mirror at 142cm height.

 

Kitchen

 The kitchen has 3 doors leading into it. When entering from back door, immediately on the right is a fridge/freezer 55cm wide x 58cm deep by 144cm high, highest shelf in fridge 112cm. Then a table 60cm x 90cm by 76cm high with two chairs. On the left is a work surface with dish washer under. There is a fire blanket on the wall above at 120cm high.
 The work surface is 93cm high and 60cm deep.
 The least 100cm free space between all units and worktops.
 The sink is 92cm high.
 The free standing electric cooker is 50cm wide x 56cm deep by 90cm high. The oven door grill is 96cm high and the main oven door shelf is 40cm high. A microwave oven is also available.
 Catering standard crockery is provided in the cupboards beneath the work surfaces. Glasses and cups etc are in the wall cupboards.
 The kitchen is lit by ceiling spotlights and strip lighting above work surfaces where required. The flooring is vinyl tiles.

 Small enclosed garden (grassed) with garden furniture (table and chairs), BBQ equipment available.
