Rental Conditions 

(Academic Year)

 

1: The houses are all non smoking inside. I am strict about this, please, if you want to smoke inside please find some other accommodation.

2: The contracts (a standard Assured Shorthold Tenancy Agreement) are all 10 months from 1st September to the 30th June. It is possible to have one longer than this if desired.

3: I do not rent the houses out over the summer unless you take the whole house - there is a small reduction for the summer months.

4: The contracts are all on a group basis - i.e. one contract for the house that you all sign.

5: Bills are not included in the rent. The bills are Gas/Electric and Water. The council tax you will be exempt from as you are students. You will need one TV license for the house and will have a phone bill if you have a land line (some students just use mobiles now). I am happy for you to set up broadband/sky/cable etc if you want.

6: The rent is to be paid monthly by standing order only, I will give you my bank details so you can set standing order up.

7: The rent is the same amount per person regardless of the size of room. For who gets which room you will have to arrange something amongst yourselves - eg draw lots /take turns or pay person with small room.. 

8: The deposit is £250 per person which you get back when you leave as long as the house is clean and in the same condition as when you moved in. The deposit will be protected under a Deposit Protection Scheme.

9: For Identification I will need:   1: Some student university identification - eg student card etc and 2: Something with your home address on eg driving license, 3: For overseas students I will need a copy of your passport.

10: No pets are allowed in the houses.

11: If you need anything for the house let me know and I will be able to get it for you (within reason!) as I like to keep them all a good standard.

12: When you leave the house must be spotless clean! (as it will be  when you move in) - if not, then I have to get cleaners to clean the house and have no choice to take the cost out of the deposit.

13:  I supply mattress protectors for the beds, these must be used at all times and should be washed and left clean when you move out.

14: There will be a basic set of pots/pans/plates/cutlery etc but you may want to bring some of your own

15: All the houses are registered with Portsmouth University Accommodation Office as Premium level and I have been advertising my houses through them for over 15 years now.

16: I do not charge admin fees for signing contracts or anything else (only the rent).

17: Once you have signed the contract, although not common, if someone decides they want to move out for any reason, I am happy with that as long as you find a suitable replacement person, I can give you advice on how and where to advertise, I do not charge any fees etc if this happens.
