Rates:
All rates quoted are for a 7 night stay, strictly from Saturday to Saturday during the high season (July and August). Outside these months lets can be more flexible if bookings allow, but always with a minimum of 7 days. I do not let for single days or part-weeks.

The rental includes all bedding (apart from that for the infant cot) and towels for 5 persons. Teacloths, mops, cloths and basic cleaning materials are provided. It would be appreciated if any items finished are replaced with fresh for the incoming visitors.

Coal and a basket of logs for the Villager fire are provided free of charge.
Electricity is charged extra as per the meter readings.

Payments:
A non- refundable deposit of £50 per week is payable on making a reservation. The balance of rent is due on arrival after inspection and approval. Cheques should be drawn in favour of "Dr K Hamblet".

Availability:
The house is offered subject to availability. The reservation is made on the understanding that the house will be at your disposal for the duration of the let. Should this not prove possible through circumstances outwith my control (eg.fire, damage or the interruption of utility supplies) I will try, but cannot guarantee, to provide alternative accommodation, in which case all monies will be returned to you in full and you will have no claim against me.

Cancellation:
Should guests be unable to take up their reservation, I undertake to make every effort to re-let the property. If successfully re-let, any balance of rental received will be returned (i.e. minus the deposit). I reserve the right to retain the entire rent, if already paid, if unable to re-let. Guests are recommended to obtain holiday cancellation insurance to cover this eventuality.

Arrival and Departure:
Guests are welcome to arrive any time after 4pm. Generally the accommodation must be vacated by 10.30am on the day of departure to allow time to prepare the house for the next visitors.
You are expected to take good care of the property, keeping it in a clean and tidy condition. Any damage or breakages must be made good or replaced, or reported so a reasonable replacement price can be agreed
An inventory is taken before and after each let; guests are advised to check this upon arrival.

Please leave the house in a state you would be happy to find it on your arrival.  If you have children or pets, please clean up after them as necessary.

I reserve the right to decline to hand over the property to any person or persons who, in my opinion,is not suitable to take charge. In such a case, the rental balance, if received, shall be refunded in full and my liability shall cease.

Smoking:
I regret that due to past experience I have had to declare the house a "no-smoking area". The majority of my visitors do expect the house and bedding to be free of stale cigarette smell which I find difficult to eradicate in the few hours available between visitors, plus I find the fire risk is unacceptable.

Pets:
Only permitted after pre-arranged agreement.

Please note that I have no responsibility for any accident or mishap to persons or property whilst on the premises, or whilst engaged in any activity therefrom, or for any illness or injury arising from any cause whatsoever.

The purpose of these terms is to confer upon the tenant the right to occupy the dwelling house specified for a holiday and for no other purpose and the letting is accordingly under Section 2(1)(d) of the Rent (Scotland) Act 1984.
