300 year old large Grade II listed country house set in beautiful gardens and countryside on the Kent/Sussex border. Awarded 5* premier status for all-round excellence. Just a few minutes walk to historic village.

The village of Hawkhurst makes an ideal base for touring the many attractions that surround us. It was once renowned for the country's most notorious band of smugglers — The Hawkhurst Gang — who operated from the local inns. Enjoy a delicious organic breakfast in our warm original Victorian conservatory. Sit at your own table amongst the many unusual flowers and plants and the magnificent Muscat vine that flourishes here — quite tropical in the summer! The vine produces amazing plump, juicy sweet grapes in Autumn — free samples given!

Out of season during cooler days we may serve breakfast in our Victorian drawing room.

After a day of driving you may wish to leave the car, as it's only a few minutes walk to our excellent local inns/restaurants for evening dinner/ There is a choice of five within a 5-10 minute walk. We can also recommend alternative choices that are only a few minutes drive away. We keep copies of local menus.

The Queens Inn — a 16th century coaching inn which offers guests staying with us a free glass of wine with each main meal

The Great House — a 16th century inn set in the heart of the Kentish Weald.

SOUTHGATE — THE HOUSE was built in 1690 as a farmhouse but around 1860 it was bought by a wealthy family who added all the Victorian features including the conservatory.

Owners Susan and Alan extend a very warm welcome and personal attention to our guests staying with us — many of our guests have stayed before or through recommendation. We have many complimentary remarks written in our guest book.

A refreshing drink is offered on your arrival — either in the garden or guest sitting room where we will be pleased to answer any questions you may have.

 

LARGE GARDENS are a feature of the house with many shrubs, trees, plants and flowers.

We are keen gardeners and are pleased to advise on gardens or nurseries to visit in the area.

There are garden tables with comfortable reclining padded chairs to relax or have a picnic.

Minimum stay is two nights at Bank Holidays. Four poster room minimum two night stay Fridays/Saturdays (May to October). One night stay, if room available, additional £10 per person.

SPECIAL OCCASIONS — if you are celebrating a special anniversary we can supply chocolates, flowers, champagne for an agreed additional charge.

WE ARE NON-SMOKING THROUGHOUT THE HOUSE

PETS — we are unable to accept pets — we have a friendly black pug and two shy oriental cats — our pets have access to family area of the house only.

CANCELLATIONS — if you have to cancel we will try to re-sell your room and, if successful there will be no charge. If not, the following cancellation charges will apply:
Within 7 days of arrival — 25% of whole charge
Within 48 hours — whole charge

How to find us

FROM M25 - Leave motorway at Junction 5 and take A21 to Hastings. Continue for approx 30 miles to Flimwell, turning left at the traffic lights then onto A268 to Hawkhurst / Rye. Pass through traffic lights in the centre of Hawkhurst continuing on A268. After approx half a mile (passing Woodham Hall and Hawkhurst Place on right), indicate to turn left into LITTLE FOWLERS driveway (this is a few metres past our signpost by our footgate). On entering, turn immediately left into sweeping driveway. CAR PARK behind conservatory.

FROM DOVER - Leave M20 at Junction 9. Take A28 to Tenterden. Continue on A28 for approx 6 miles. Turn right at T-Junction onto A268 to Sandhurst / Hawkhurst. On passing a car park for our local tennis club (to the left) and row of houses to the right we are approximately 300m further on to the right.
