2 double bedrooms and 1 single bedroom
Both the double bedrooms are located upstairs next to the shared bathroom, whilst the single bedroom is located downstairs off the sitting room. There is a lovely shared bathroom with bath and power shower upstairs as well as a further loo and basin downstairs near the single bedroom.
The double bedrooms offer king size beds and a lovely green outlook over the house’s shared garden and beyond the garden wall into the nursery of the Royal Botanic Gardens. A baby's travel cot and / or single camp bed can be provided in either of the double rooms on request.
Please note that none of the bedrooms have television.
Whole House Lets
The whole house is available for let from time to time on a self-catering basis so please contact the owner for availability, further information and prices. The house sleeps 8 maximum, as, in addition to the bedrooms, there is a sofa bed in the sitting room as well as one single camp bed.
Breakfast
Continental breakfast is offered on a self-service basis. Cereals, porridge, juice, bread and fruit are offered all the time along with a wide selection of teas, herbal teas and coffee. Please let us know any special requests at the time of booking.
Self-catering
Guests are welcome to use the stylish kitchen / dining room as well as the large, comfortable sitting room.
The kitchen / dining room has a large antique dining table, granite work surfaces, a range cooker, dishwasher, microwave and all other facilities you would expect in a home. The under-floor heating also keeps the large limestone floor warm and inviting. Guests are welcome to cook their own dinner, however, please let us know in advance if you would like to do this.
Living space
The light, spacious, shared sitting room overlooks the garden and offers a lovely place for guests to relax. There is an open gas fire, TV and CD player as well as board games and lots of guide books / maps which guests are welcome to use.
During the Edinburgh Festival and Festival Fringe (July & August) we regret that the living room is unavailable to guests. However, the kitchen will be rearranged to have a sofa, comfortable chairs and TV.
Internet access is available in the single room / study off the sitting room.
