SAFETY REGULATIONS

All residential properties have the following:

  • A current Gas Safety Certificate (a "CP12" - renewed annually following inspection by a CORGI-registered installer)
     
  • A current Electrical Safety Certificate (renewed every 5 years following inspection by a NIC EIC-registered member)
     
  • Mains wired/interlinked/battery back-up smoke detectors - if one goes off they all do (plus heat detector in/near kitchen)
     
  • All soft furnishings comply with the The Furniture & Furnishings (Fire & Safety) Regulations 1988 Act
     
  • Burglar alarms - with annual maintenance/call-out contracts in place (with North East Security Systems - tel. 0191 438 5151)
     
  • Locks comply with best practice - mortise locks to front/back doors and window locks on ground floor
     
  • Landlord Insurance (arranged with Norwich Union via Alan Boswell Insurance Services) covers the following:

    Property Owners' Liability cover up to £5,000,000 indemnity on any one incident (£2,000,000 for terrorism)
    Employers' Liability cover up to £10,000,000 indemnity on any one incident (£5,000,000 for terrorism)

    Please note it is the responsibility of the tenant to inure his/her own possessions
